Empty buildings, lone visits, and a client who finds out what happened when you tell them.

Void property work is mostly absence. Nobody is in the building, nothing is observed between visits, and the client's knowledge of their own asset is whatever your officer reports. That makes the record the service rather than a by-product of it.
The work is also solitary and unpredictable. An officer opening an empty building does not know what is behind the door — squatters, damage, water ingress, or nothing at all — and they are alone when they find out.
Clients are typically asset managers, insurers or receivers, who care about evidence of attendance and condition far more than about presence. What they are buying is a documented chain of visits.
The records
What void property contracts are answerable for
- SIA licence number, sector and expiry per officer
- Keyholding records and who holds what
- Visit and inspection records per property
- Condition findings and what was reported
- Lone-working check-in arrangements
- Incidents, break-ins and damage through to close-out
The problem
What makes this hard for void property contracts
The record is the service
A client who never visits their own property knows only what you tell them. Evidence of attendance and condition is the deliverable, and a visit with no record did not commercially happen.
Opening a door onto the unknown
An officer entering a void building alone may find occupation, damage or hazard. The lone-working arrangement is the control, and the evidence of it matters most on the occasion it was needed.
Keys for buildings nobody is in
Keyholding across a portfolio of empty properties is a liability in itself. Who holds which keys, and who has had them, is a record that is rarely maintained until something goes missing.
Deterioration nobody is watching
Water, weather and decay progress between visits. Findings reported late, or informally, become disputes about when a problem started and whether it was raised.
Dispersed properties, dispersed officers
A portfolio spread across a region is visited by officers working alone and independently. Supervision is by exception, which means the record is the supervision.
The answer
How SecureOptix helps
The record is the service
Visits and findings are recorded at the property, so what a client is buying exists as evidence rather than as an assurance after the fact.
Incident captureDispersed properties, dispersed officers
Rosters and attendance record who attended which property and when, which on this work is the deliverable rather than an administrative detail.
Rostering and attendanceOpening a door onto the unknown
Assignment instructions are held per property, so what an officer should do on arrival — and who to call — is attached to the site rather than remembered.
Assignment instructionsKeys for buildings nobody is in
Officer records hold what each person is responsible for, so keyholding is attributable rather than assumed.
Officer recordsDeterioration nobody is watching
Licence expiry, training refreshers and screening renewals sit on one calendar alongside the work, so nothing that makes an officer deployable lapses unnoticed.

Questions
What void property contracts ask
- Can officers record a visit and its findings on site?
- Visits and findings are recorded at the property, which on void work is the service itself rather than administration around it.
- Does it do alarm receiving or keyholding response dispatch?
- No. SecureOptix is not an alarm receiving centre and does not dispatch. It records the officer, the visit and the incident.
- Can we track who holds which keys?
- What an officer is responsible for is recorded against them. How formally you run keyholding is your process; this records it rather than controlling it.
- Does it provide lone-worker protection?
- No. It is not lone-worker device software and does not monitor anybody. It records the arrangements and what happened, which is a different thing and should not be confused with it.
- Can clients see reports for their own properties?
- Access is role-based and can be scoped to a client's properties. What you expose is your decision.
